Here are some additional obligations you need to keep in mind if you are renting your property:

First Aid Box – Renters are obliged to have a first aid box in each facility.

Book of Appeal – Renters are obliged to allow their visitors in their facility to lodge a written complaint or objection to all kinds of services related to their object, whether in the form of a written complaint or otherwise.

TV subscription – The Law on HRT of 8 December 2010 (Narodne novine, 137/10) provides in Article 34, paragraph 8 that legal and natural persons performing the catering business, paying a monthly fee for a receiver in the rented property is entitled to use three additional receivers in the same catering establishment without paying the monthly fee.

Stamp – A private owner registered as a regular person (ie not a company or a craftsman) is not required by law to have a stamp. If he wants to have a seal, the renter can do it.

Fiscal cases – Owners that are not in the tax system are not obliged to introduce a fiscal case. Fiscal cases are introduced when the landlord enters the VAT system, ceases to be a lump sum and enters into the income tax system.

Insurance of guests – There is no statutory obligation to renters for accident insurance for renters.
